{"id":136,"date":"2018-08-29T19:53:56","date_gmt":"2018-08-29T19:53:56","guid":{"rendered":"https:\/\/www.langston-black.com\/blog\/?p=136"},"modified":"2018-08-29T19:53:56","modified_gmt":"2018-08-29T19:53:56","slug":"opportunity-zones-in-greer","status":"publish","type":"post","link":"https:\/\/www.langston-black.com\/blog\/opportunity-zones-in-greer\/","title":{"rendered":"Opportunity Zones in Greer"},"content":{"rendered":"<h3>Opportunity Zones are a new community development program established by Congress as a part of the Tax Cuts and Jobs Act of 2017, they are designed to encourage long-term private investments in low-income communities.<\/h3>\n<p>This program provides a federal tax incentive for taxpayers who reinvest unrealized capital gains into \u201cOpportunity Funds,\u201d which are specialized vehicles dedicated to investing in low-income areas called \u201cOpportunity Zones.\u201d The zones themselves are to be comprised of low-income community census tracts and designated by governors in every state. South Carolina designated 25 percent of qualifying census tracts as an Opportunity Zone. Qualifying Zones are based on the 2011-2015 American Community Survey.<\/p>\n<h2>Greer\u2019s Opportunity Zones<\/h2>\n<h6>Greer Mill\/Downtown Opportunity Zone (Census Tract 232.02)<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1953\" src=\"https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/Greer-Mill-Opp-Zone_small.jpg\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" srcset=\"https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/Greer-Mill-Opp-Zone_small.jpg 800w, https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/Greer-Mill-Opp-Zone_small-300x245.jpg 300w, https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/Greer-Mill-Opp-Zone_small-768x628.jpg 768w, https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/Greer-Mill-Opp-Zone_small-600x491.jpg 600w\" alt=\"\" width=\"800\" height=\"654\" \/><\/h6>\n<h6>BMW\/GSP Airport Opportunity Zone (Census Tract 25.05)<span class=\"s1\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1954\" src=\"https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/BMW-GSP-Opp-Zone_Small.png\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" srcset=\"https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/BMW-GSP-Opp-Zone_Small.png 800w, https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/BMW-GSP-Opp-Zone_Small-300x245.png 300w, https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/BMW-GSP-Opp-Zone_Small-768x628.png 768w, https:\/\/greerdevelopment.com\/wp-content\/uploads\/2018\/08\/BMW-GSP-Opp-Zone_Small-600x491.png 600w\" alt=\"\" width=\"800\" height=\"654\" \/><\/span><\/h6>\n<h2><span class=\"s1\">Greer Opportunity Zone Investment Incentives<\/span><\/h2>\n<p class=\"p1\"><span class=\"s1\">The Opportunity Zones program offers investors the following incentives for putting their capital to work in low-income communities:<\/span><\/p>\n<ul>\n<li class=\"p1\"><span class=\"s1\">Investors can roll existing capital gains into Opportunity Funds with no up-front tax bill.<\/span><\/li>\n<li class=\"p1\"><span class=\"s1\">A 5 year holding increases the rolled-over capital gains basis by 10%<\/span><\/li>\n<li class=\"p1\"><span class=\"s1\">A 7 year holding increases the rolled-over capital gain investment basis 5% for a total of 15%<\/span><\/li>\n<li class=\"p1\"><span class=\"s1\">Investors can defer their original tax bill until December 31, 2026 at the latest, or until they sell their Opportunity Fund investments, if earlier.<\/span><\/li>\n<li class=\"p1\"><span class=\"s1\">Opportunity fund investments held in the fund for at least 10 years are not taxed for capital gains.<\/span><\/li>\n<\/ul>\n<p>A full Opportunity Zone Fact Sheet can be found\u00a0<a href=\"https:\/\/eig.org\/wp-content\/uploads\/2018\/02\/Opportunity-Zones-Fact-Sheet.pdf\">here<\/a>.<\/p>\n<p>Questions?
